In Plant Services Case Study – Banner Good Samaritan Medical Center


Banner Good Samaritan Medical Center in downtown Phoenix has provided care since 1911 and is a flagship hospital of Banner Health, with more than 650 licensed patient care beds. Banner Good Samaritan is a teaching hospital that trains more than 220 physicians annually, a Level I trauma center and a premier medical center in Arizona and the Southwest. It provides major programs and a range of highly specialized programs not available in most hospitals. Highly specialized services include:

When Banner Good Samaritan Medical Center’s domestic water booster pump system came to the end of its life cycle a new booster pump system skid needed to be installed without losing domestic water supply to the hospital patient facilities.

IMCOR was contacted to develop a plan to install the new pump operating system. This plan took advantage of IMCOR’s prefabrication abilities and a detailed Method of Procedure (MOP) was completed to include a contingency plan, which would allow much of the required work to be completed in advance of the limited shut down period allowed during final connection of the new equipment to the existing domestic water system piping. When the time came to cut out the old equipment and make final connections to the new pump skid, the change over went smoothly.

Facility Solutions Case Study – InterContinental Montelucia Resort & Spa


Set in the breathtaking foothills of Camelback Mountain in Scottsdale, Arizona, the InterContinental Montelucia Resort & Spa features 293 guest rooms including 39 suites and 2 presidential suites, as well as 34 multi-million dollar privately-owned villas on 34 acres of lush desert landscape. Taking luxury to a new level, the resort offers 24-hour concierge service, five pools, six unique dining venues including the signature restaurant Prado, four bars, the 31,000 square foot opulent Joya spa, boutique shopping, wedding chapel and 27,000 square-feet of meeting space including multiple ballrooms and other luxuries for use by resort guests and villa owners.

When the resort property opened in November of 2008, it was plagued by a problem with the sound levels on the east property line, which is adjacent to a number of multi-million dollar residences. The main cause of the unacceptable noise level was the air cooled packaged roof top air conditioning units which serve the Lodge Building, which when operating caused the noise level at the property line to significantly exceed the local building code requirements.

The resort received word that property owners on the east side of the property had complained to local code officials about the excessive noise levels and were pursuing legal action against the resort. After a series of unsuccessful attempts to quiet the mechanical equipment down sufficiently, Paragon Builders of Carlsbad, California contacted IMCOR on behalf of the resort owners to find a solution for the problem.

IMCOR Facility Services performed a detailed study of the facility operations and the installed systems and recommended the installation of a water cooled Danfoss-Turbocor frictionless 80 ton air conditioning compressor, a new remotely located cooling tower and a shell and tube heat exchanger to provide cooling of the two largest cooling units for the Lodge Building on the east end of the property. This innovative solution not only brought noise levels at the east property line below required levels, it also reduced cooling energy costs for the affected areas of the Lodge Building by approximately 60%. IMCOR was also able to secure a rebate from APS of over $19,000 in response to the increased system efficiency.

Energy Management Case Study – Turf Paradise


Live thoroughbred racing is the attraction at Turf Paradise, located in north central Phoenix, Arizona. Live horse racing is conducted five days a week at Turf Paradise from early October through early May. Simulcasting from race tracks around the country complement race days year around. Simulcasts from Turf Paradise are shown in over 2,000 locations in 35 countries.

When the aging centrifugal chiller which provides cooling capacity to the clubhouse as well as all back of the house areas of the historic racing venue suddenly failed, there was an urgent need for a replacement chiller. As an immediate response, IMCOR provided a temporary chiller on site to provide cooling while a replacement chiller was located, purchased, and installed. In most cases, this procurement would have taken 12 to 16 weeks plus installation time. IMCOR, through its relationships with facility owners and vendors throughout the southwest United States located a new 380 ton York high efficiency centrifugal chiller in the Phoenix area which another IMCOR client had in storage from a cancelled infrastructure project at their site a few years earlier. The original chiller owner was interested in selling the unused, but new chiller to free up warehouse space.

IMCOR assisted in the purchase of the chiller by Turf Paradise management from the original owner then provided all of the materials, installation manpower, and necessary subcontractors for a quick replacement of the old chiller. In less than 2 weeks from the location of the locally available high efficiency chiller the new equipment was installed and operational. In addition, IMCOR was able to secure a rebate from APS which exceeded $27,000 for the client. This chiller has reduced the energy usage of the facility by approximately 55%.
